      A custom home is different from a standard spec home in the amount of choice and options that are that are given to the customer when it comes to design, finishes, and colours. There may be only 3 different colours of countertops to choose from and the standard may be with quartz countertops with no option to upgrade to granite.

      With a custom home, any options or design preference is possible. Not only can you choose things such as any colour or style flooring, countertop, or lighting, but for the very architechture itself. You can choose the entry, the roofline, and even the entire layout itself. The amazing expeience of custom home building is knowing that you can design and build a home that is unique to you.

    • What Is The Process Of Building A Custom Home?

      There are many step to building a custom home, however, for ease of simplicity and understanding, we have broken the process down into four basic stages. Within these stage there are various steps, some planned and some come up unexpectidley durinfg the building. Although building a custom home is a great experince, do not believe anyone who says it’s easy, but also rest assured that when building a custom home with M2 Homes, we make the process go as smooth and as enjoyable as possible.

      The four stages in custom home building are as follows:

      Real Estate: finding and purchasing the perfect lot;
      Design: deciding, based on your lifestyles and needs, how your dream home will look and the feel (finishes and colours) and function (including Architecture, Mechanical and Structural Engineering);
      Permit: obtaining the city’s permission to build; and
      Construction: building your home from start to finish.

    • How Much Does It Cost To Build A Custom Home?

      We receive this question very frequently and our answer is always the same- it all depends on the client. A custom home can be in a similar price range as spec homes you see on the market, however, it all depends on things such as the square footage you're wanting, the finishes, and a variety of other factors.

    • Where Is The Best Area To Buy Land To Build A Custom Home?

      This question is answered based upon the clients wants and needs. There are plenty of new developments in Regina, however, you will want to take into account certain factors based upon your priorities and lifestyles. Things such as lot size, proximity to schools and work, local amenities and other factors are things to consider when looking at lots. Places such as The Greens on Gardiner, The Towns, Westerra, Pilot Butte & White City, Edgewater, Harbour Landing, The Creeks, and other new developments are all great options and have different benefits depending on your wants and needs. 

    • How Long Does It Take To Build A Custom Home?

      Assuming you have a lot already purchased, a custom home can usually take around a year or longer. It typically takes 2-3 months for the design process and permitting and can take up to a year for construction. Every home has complex elements such as the roof, electrical and mechanical systems, and time consuming finishes like kitchens and bathrooms that take time when done properly. However, designing your dream home with M2 homes is worth the wait.
